What happens next?
The Rezoning Application was submitted to the Township of Esquimalt in the spring of 2021, and a public open house was hosted in August 2021.
The Marin Project Team will work with the community and the municipality to review the project and work through the Rezoning process, which may take up to 12 months in entirety to complete. With a successful Rezoning, we would then work to complete the necessary deliverables to obtain our Development and Building Permits. A Public Hearing on the Rezoning Application is expected in June 2022.

What is the overall plan?
Boardwalk’s primary objective is to develop a multi-residential property in Esquimalt’s Town Centre. The Marin is proposed to consist of two five-storey buildings and will help move the Esquimalt Town Centre plan forward by integrating the Art Walk into the development and connect Resident Members with amenities in the Town Centre. The land is currently zoned as RS-1 (Single Family Residential), and we envision rezoning to "Medium Density Residential" in keeping with the designation of the OCP.
What is the construction timeline?
We are eager to begin bringing The Marin to life. We submitted a Rezoning Application in the spring of 2021 for consideration by The Township of Esquimalt. We anticipate completion of the zoning process in 2022, and submission of a Development Permit shortly after. Construction and initial phases of demolition and site preparation are slated for early 2023 with a 2025 completion date.

What about the trees?
We have engaged a Professional Arborist who has taken inventory and tagged the trees surrounding the properties. Our land/civil engineers have been made aware of the tagged trees and will incorporate this into their land survey, which will be used to inform and design a landscape plan to integrate and beautify the neighbourhood.
Is this a rental building or a condo?
The Marin will be a purpose-built rental, which will incorporate specific features such as spacious suites, engaging amenities, underground parking with EV chargers and bike parking.
What about traffic and parking?
Our engineers completed a comprehensive Traffic Impact Assessment and Parking Study. This will ensure The Marin provides adequate parking for Resident Members and guests, and seamlessly integrates with the existing community and traffic infrastructure.
